HOA meetings are held annually in the Fall.  Notices will be mailed to members.

 

Property Owners' Responsibilties

 

 1.  HOA dues in the amount of $200.00 are due and payable in January of each year.  Checks should be made payable to McKamy Evers HOA and mailed to P O Box 2633, Denton, TX  76202.

 

 2.  It is an owner's duty to keep an updated e-mail address registered with the association.  (Sec. 209.0051 TPC)

 

 3.  All yards must mowed, edged and trimmed on a routine basis.  Violations may be cited by the City of Denton.

 

 4.  Fences must be kept in good repair or replaced.  If 50% or more of one side of a fence needs repair, the entire side must be replaced.  This is a City of Denton code requirement.

 

 5.  Each property owner, whether absent or in residence, is responsible for maintaining the appearance of his or her home or property, and related landscaping, so that it contributes to the overall appearance and aesthetic values of the neighborhood and the community.  Exteriors of homes must be painted and kept in good repair.

 

 6.  No RVs, trailers, large trucks or junk vehicles may be parked in the subdivision.  Inoperable vehicles may not be visible from any right-of-way or adjacent property.

 

 7.  Trash and recycling containers may not be set out until 6 pm the night before scheduled pickup, and all containers and unaccepted items must be removed by 8 am the following morning.  Our designated trash and recycling pickup day is Monday with exceptions due to holidays and other instances listed here.

 

 8.  All City of Denton code requirements as well as HOA restrictive covenants must be observed.   A copy of our ''Declarations of Covenants, Conditions and Restrictions" can be requested by email.

 

 

Be a Good Neighbor

 

A good neighbor should be respectful of others and go the extra mile to ensure harmony and good relations within their community.  

 

Over the last few years we have to deal with excess noise, barking dogs, derelict cars, unkept yards, and now loose dogs and defecation of dogs on public and private property. 

 

We should all read and abide by the Code of Ordinances of the City of Denton.

 

 

Denton City Codes

 

INOPERABLE and JUNK VEHICLES

Inoperable vehicles (not in operating condition, one or more flat tires, wrecked, dismantled, or dilapidated) and junk vehicles may not be visible from any right-of-way or adjacent property. 

 

Only one such vehicle is allowed on residential property if screened completely by a solid, opaque fence or enclosed in a building.   A cover or tarp is not considered adequate screening.

 

TRASH / RECYCLING CONTAINERS

Containers may not be set out until after 6 p.m. the night before scheduled pickup, and all containers and unaccepted items must be removed by 8 a.m. the morning after scheduled pickup. 

 

No items may be set outside the containers unless a special collection has been requested from Solid Waste Customer Services at (940) 349-8700.

 

Containers may not be stored in the front yard, on the front porch, or in front of the main structure on the property. Store containers at the side or back of the residence, in the garage, or in a storage building.

 

ANNUAL WATERING RESTRICTION

The City prohibits the watering of lawns from 10 am to 6 pm from June 1 through September 30.   Violations may be cited by the City of Denton.   Other conservation and drought contingency plans can be found in the Watering Ordinance details.
